Getting To 125 Moose Hill Parkway
The Search In 1971
As there always seem to be, back in 1971, there were real estate listings everywhere... and not one which
filled the housing criteria at a budget amount. The expression that "One must kiss a lot of frogs before one finds the
prince" is also true in house-buying.
The criteria for a home seemed simple enough at the time:
- 1 functional home with "possibilities"...
- 2 plus acres to accommodate a horse
habit...
- 1 Close-by commuter rail station to
accommodate a work habit...
- And, as much privacy as afforadable to accommodate
a preference.
However, what seemed simple was not. Nonetheless, after 6 months of doggedly researching listings
and looking at homes every weekend, 125 Moose Hill Parkway suddenly became exclusively listed through Herberger Realty
in Sharon whom had been used to view other properties very early in the search. At the time of notification, I was in
a business meeting in Waltham. The phone rang with the news that "THE HOUSE" had just hit the market. With
the urgency of an expectant father rushing to a laboring wife, I flew out of the meeting.
In truth, the ink from the listing agreement was still drying when 125 Moose Hill Parkway was taken off
the market with a stroke of a pen after a brief tour.
Thanks to the vigilance of the late John Herberger, who remembered the above criteria, the deal
was done.
There's another expression which applies... "You know it when you see it."
Trust me, after six months of very dedicated searching from
Manchester-by-the-Sea to Duxbury and that far west of Boston...
125 Moose Hill Parkway was it...
and it had the "IT" factor
Land: 3.4 Acres. Commuter Rail: 2 Minutes Away. Privacy.
Flexibility. And, highway accessibility... a convenicence which in retrospect
was sorely overlooked while chasing a dream to purchase in such prestigious communities as Sudbury and Sherborn...
which, in reality, require 20 minutes drive time to even find a divided highway!
Living in a Brockton garden apartment at the time of purchase, just two cities over, who would ever have
through that after all the miles and weekends, the end of the search was so close by? But, like the mythical tale,
"Acres of Diamonds," teaches, this gem was right at our feet.
Not to be misleading... this "ideal" property was yet far from ideal. Though only 15 years old, it
was old-fashioned. Plus, there was no barn. And, there were no frills. BUT the POTENTIAL
was real and it was exploited.
And today, OTHER POTENTIAL remains to be exploited again and again. After all, 125 MHP has the
"IT" factor ... And, UNLIMITED POTENTIAL will always be this property's IT.
Whether one desires to further customize and expand the current ranch, build up a second level, raze
'n rebuild a "mansion," sub-divide, or build a road to open locked land, 125 MHP offers the acreage and topography to accomplish
all with proper permits.
When the time comes for this property to pass to a new owner, I am sure that
she / he / they will also "know it when they
see it."
